Having building work carried out on your home requires trust, and most tradespeople take that trust seriously. But occasionally things go wrong, and knowing how to handle it calmly and effectively will get you to a resolution far faster than frustration alone.

Step One: Document Everything

Before you raise a complaint, document the problems clearly. Take dated photographs of every issue and write a factual list of what is wrong.

Step Two: Contact the Contractor in Writing

Contact the contractor by email so you have a clear record. Describe the problems factually, ask them to return to inspect the work, and give a reasonable deadline for a response. Ten working days is standard.

Step Three: If the Contractor Does Not Respond

Your options include Citizens Advice Scotland for free independent advice, Trading Standards if the work is dangerously substandard, the Small Claims Court for claims up to 5,000 pounds in Scotland, or a formal complaint through their trade body if they are a member of one.

Prevention is Better Than Cure

The best way to avoid a poor building job is careful contractor selection at the outset. Look for established local businesses with verifiable references and always agree the scope of work in writing before anything starts.
